We hope you look favorably upon our request for the variance required to modify the existing signs
at 4 Marshall Road. Despite the fact we wish only to modify that which was approved in 2006, a
recent change in the rules governing signs within the CB zone (making them significantly more restrictive),
requires that we ask for a variance to make the changes described in the legal notice.
An important fact is that 4 Marshall Road is assigned to the "CB" zone - (aka the Central Business Zone _
also the zone assigned to the West Main Street area in the center of the Village of Wappingers Falls). Significantly,
other businesses located near 4 Marshall Road are located in the "GB" zone where the rules
governing signs are less restrictive and consistent with appropriate signage for a business located
near or on the Route 9 business corridor.
Again we hope for your support as we request this variance to modify the signs at 4 Marshall Road.

LEGAL NOTICE
Please take notice that the Zoning Board of Appeals will hold a public hearing on the request of
DBVan Properties North, LLC d/b/a A Space to Place Storage, 4 Marshall Road, Wappingers
Falls seeking the following area variances to be able to modify their existing signage at their
business at the above address which is in a Central Business zone: (1) According to Section 151-
12(1)(1)(b) wall signs cannot exceed thirty square f~ - they are proposing an 85 sq. ft. sign on
the building, (2) According to Section 151-12(1)(1 )(b) road signs cannot exceed 12 sq. ft. per
face - they are proposing a sign area of 40 sq. ft. per face, (3) According to Section 15 1-12€(5)
Internally illuminated signs are prohibited in all residential districts and in the CB, NB, and OB
Districts - proposed are illuminated signs, and (4) According to Section 151-12(I)(1)(b) each
building shall be limited to a total sign area of one sq. ft. in area for everyone linear foot of
ground floor street frontage occupied by an establishment - the UPS Store is allowed 9.3 sq. ft.
of sign and they are proposing 44 sq. ft. for the building sign and 16.25 sq. ft. for the road sign.
Said hearing will be held on Tuesday, January 10, 2012, 7:30 p.m., American Legion Hall, 7
Spring Street at which time all interested persons will be given an opportunity to be heard.
