INTRODUCTORY LOCAL LAW 9 OF 2012
TOWN OF NEWBURGH
PLEASE TAKE NOTICE that the Town Board of the Town of Newburgh will hold a Public Hearing on December 17, 2012, at
7:00 PM or as soon thereafter as can be heard at the Town Hall, 1496 Route 300, Newburgh, NY 12550 to consider the adoption of
Introductory Local Law No. 9 of 2012. Said local law amends the Town Zoning Map to re-zone a 1.872 acre part of a parcel in the B
Zonin~ District to the R-3 Zoning District. The subject parcel is designated on the Town of Newburgh Tax Maps as Section 75, Block
1, Lot 36.2 and is located on the northeasterly side of North Plank Road (NYS Route 32.) The subject parcel is intended to be part of
an 11 lot residential subdivision located on the westerly side of Rockwood Drive.
A copy of the proposed local law is available for public inspection at the Town Clerk's Office at 1496 Route 300, Newburgh,
NY during regular business hours.
At the above date, time and place, all interested persons will be heard. Written comments will be received no later than
December 17, 2012.

PLEASE TAKE NOTICE that there has been introduced before the Town Board of the Town of Newburgh in the County
of Orange and State of New York on November 14, 2012, Introductory Local Law No. 11 of the Yeaz 2012 entitled "A Local Law
Amending Chapter 185 entitled "Zoning" of the Code of the Town of Newburgh and the Zoning .Map of the Town of Newburgh to
Rezone A Portion of Pazcel Section 34 Block 2 Lot 16.3 off of New Road." The purpose and effect of the local law is to rezone
approximately 0.9 acres of land consisting of a portion of the pazcel designated on the Tax Map for the Town of Newburgh as
Section 34 Block 2 Lot 16.3 from B (Business) District zoning to the adjacent R-2 (Residential) District zoning. The land is
located off of New Road and the pazcel additionally contains a portion extendipg to New Road which is not proposed to be
rezoned, as more fully shown on a map on file and available for review in the Town Clerk's office, together with a description of
the. portion proposed to be rezoned.. The iot is presently zoned B--.Business. The owners of the.property, Christiar. and Angela
Kelly have petitioned for the change in zoning. A link to the Municipal Code which includes the Zoning Chapter and the Tables
of Use and Bulk requirements for the B and R-2 Zoning Districts, showing the permitted uses in each District and the bulk
requirements for each use can be found at the Town's website, townofnewburgh.org.
The proposed adoption of the Local Law has been determined to be an Unlisted Action under the State Environmental
Quality Review Act regulations and the Town Boazd has announced its intent to act as the Lead Agency.
PLEASE TAKE FURTHER NOTICE that pursuant to Section Twenty of the Municipal Home Rule Law, a public hearing
will be held on the- aforesaid proposed Local Law before the Town Board of the Town of Newburgh at the Town Hall at 1496 Route
300 in the Town of Newburgh, New York at 7:15 o'clock p.m. on December 17, 2012 at which time all interested parties will be
heard.
The Town of Newburgh provides reasonable accommodations for the disabled. Disabled individuals who need assistance in
