The Variance is needed because of the erroneous determination that the business is subject to the "adult fuse" restrictions of Section 240-75(6)(3). C. There are really no "big change" from the commercial use standards set out in the zoning law, however,', based on the erroneous determination of adult status which predicated denial, as set our above, the 160 foot request is not substantial. See alto "Supplemental Legal Memorandum." D. If the variance is granted, the physical environmental conditions will not be adversely impacted.
