We need a variance for 6 feet in order to put our pool in. We are on the corner of
Ardmore Drive and Spook Hill Road. We are putting this on the side because if we
tried to put it in the rear we would need a much larger variance.
We are familiar with this since we were out there last year. Is there anyone in the
audience with a question? Hearing none.
Motion to close the public hearing.

Motion to grant the variance. This will not be undesirable to the
neighborhood, it is not substantial and I see no adverse effects although it is
self-created.

Explained to the applicant how the process worked.
The only place this new house fits is here according to the engineer. This property
only allows us 20.5 feet to the rear due to the wetlands on the property.

Mr. Costa:
It is a vacant lot and the proposed house for it will be approximately 300 feet away
from this one.
Mr. Prager:
Can we look at the full map?
Mr. Costa:
Brought the full map up to the board to look at. He explained tot eh ZBA the long
driveway and what the subdivision next door will entail.
Mr. Prager:
We will need a site visit, this is close to a 48 % variance he is seeking.
Mrs. Lukianoff:
This is from a filed map and the house was originally in the middle many years ago.
With the new restrictions on wetlands Jay Paggi has now said the house needed to
be pushed back.
Mr. Prager:
At the site please stake out the house area and the property lines for us so that we
may can an idea of this plan.
Mr. Lukianoff:
Once the preliminary plan is approved then an asbuilt will be required.
Mr. Costa:
We will run a line as best we can for you to see and there are also two markers at
the road.
Mr. Prager:
The site inspection will be on Saturday, July 27, 2006 and your public hearing will
be on August 22, 2006.
