Mill Street, Wappingers Falls, New York.

The minutes of the October 12, 1965 meeting were read.
A motion was made by Thomas Graham, seconded by Richard
Jacobson, to approve the minutes as read.
Motion Unanimously Carried
Public Hearing # 1 - Appeal # 40 - 8:00 P.M. - At
the request of Edward J. Delulio seeking a 6 -ft. variance
of the sideyard regulations to permit him to construct a
garage addition to his residence. Mr. Delulio was present
for his appeal. He stated that the proposed extension to
the present garage will be 14 ft. wide, causing him to come
within 14 ft. of the property line. He stated that the
proposed addition to his house is for his second car which
has been getting rusty from sitting out. He stated that
he is building the extension slightly oversized so that he
may have added storage space. Mr. Delulio stated that it
is impractical for him to put the garage elsewhere on the
property, since the back yard is an extreme steep slope
and has many trees which would have to be removed. He
presented the Board with photographs of his property. Mr.
Koehler asked Mr. Delulio to explain how he has outgrown
his house. Mr. Delulio stated that he needed to move the
garden tools out to the garage to give more storage room in
the cellar which would result in more closet space upstairs.
Mr. Delulio stated that the Quigleys, abutting owners, did
not object. Mr. Ludewig stated that there are many 10 -ft.
sideyards existing in this neighborhood.
A motion was made by Thomas Graham, seconded by
Frederick Koehler, to grant the 6 -ft. variance on the
grounds that it would not hurt the character of the neighborhood,
and it would be an unnecessary hardship if it were denied.
Motion Unanimously Carried
Public Hearing # 2 - Appeal # 41 - 8:15 P.M. - At the
;�aw request of Edward F. Bryers seeking an 8 -ft. variance of
the sideyard regulations to permit him to construct a
residence addition. Mr. Bryers was present for his appeal.
He submitted letters from both abutting owners which stated
that they would not object to the variance being granted.

He stated that he had built a foundation on the side of the
house when they moved, with the intent of building a patio.
This foundation was never finished. Their
garage
small. He stated that they had one more child since they
moved into the house. This extension would give him a
place to store bicycles, etc. It was stated that Mr. Bryers
would simply be enlarging his non -conformity, since the
foundation has been 12 ft. from the sideyard since before
the Zoning Ordinance was put into effect. Mr. Koffsky stated
that he did not think that he required the variance since he
has had the foundation in and it is non -conforming. It was
stated that this construction would better the property.
A motion was made by Richard Jacobson, seconded by
Frederick Koehler, to grant the 8 -ft. variance on the basis
that it would create an undue hardship if it were not granted
since there is no other place on the lot where the structure
could be feasibly erected. Motion Unanimously Carried
The meeting adjourned at 8:30 P.M.
