TOWN HALL WAPPINGERS FALLS, NEW YORK 12590 Teo. 297-6257 Report To: Anna Angell Young, Zoning Administrator From: Town of Wappinger Planning Board Date: April 9th, 1985 Subject: Estelle & Alfonso - Application for site plan approval of a proposed studio & residence located on Old State Road, in the Town of Wappinger. At the April 8th, 1985 meeting of the Planning Board, a motion was made by Mr. Mills, seconded by Mr. Parsons, to adopt the following resolution: BE IT RESOLVED THAT THE PLANNING BOARD OF THE TOWN OF WAPPINGER HEREBY GRANTS FINAL SITE PLAN APPROVAL to Estelle & Alfonso for site plan entitled "Estelle & Alfonso, Town of Wappinger, Dutchess County, New York", prepared by John E. Railing, P.E. , L.S. , and dated March 15th, 1985, and revised March 26th, 1985, and subject to the following conditions: 1. Approval of the Dutchess County Department of Health on water supply and sewage disposal shall be obtained prior to the issuance of a bulding permit. 2. Downstream drainage fee of $ . 15 a square foot for newly constructed roofed areas and areas covered with impervious material shall be paid prior to the issuance of a buidling permit. 3. An erosion control plan shall be approved by the Engineer to the Town and the Conservation Advisory Council prior to the issuance of a building permit in accordance with the requirements of the Town of Wappinger Soil Erosion & Sediment Control Ordinance. 4. An application shall be made to the Zoning Administrator for a grading permit which shall meet the Soil Erosion & Sediment Control Ordinance requirements, including submission of a plan showing design and materials. A month by month schedule shall be submitted to the Zoning Administrator prior to the issuance of a building permit. 5. A site drainage plan shall be approved by the Engineer to the Town prior to the issuance of a building permit. The Conservation Advisory Council shall be given an opportunity to review the plan. 6. A copy of the building plans shall, be supplied to the Fire Prevention Bureau for their review prior to the issuance of a building permit. 7. The Fire Prevention Bureau shall inspect the premises prior to the issuance of a Certificate of Occupancy. 8. Any signs to be located on the premises and/or building shall comply with the requirements of the Town of Wappinger Zoning Ordinance unless a variance is first obtained. Adequate screening shall be required for the refuse enclosure and also gates shall be placed on the enclosure as determined by the Planning Board. 10. Site lighting shall be submitted and reviewed by the Zoning Administrator prior to the issuance of a building permit to insure 'that there will be no glare onto roadways and/or adjacent residential areas._ 11. Landscaping shall be required as determined by the Planning Board. 12. The applicant is aware that the road is a private road. 13. Seedlings in large quantities shall be planted along the back of the site, and will be subject to the approval of the Zoning Administrator. 14. . Approval subject to the Engineer to the t'own's letter dated April 5th, 1985, with the acception of #2, #5, #9, #18, & X623.
