Glynn Subdivision - Lot Line Re-Alignment - Lot #16, Riverdale Subdivis_` = Dear Mr. Glynn: At the December 30th, 1985 meeting of the Town of Wappinger Planning Board, a motion was made by Mr. Mills to grant preliminary and final approval and to waive the final public hearing. The resolutions of approval are as follows: TENTATIVE APPROVAL IS HEREBY GRANTED to Arthur G. Glynn, for a subdivision as shown on map entitled, "Lot Line Re-Alignment, Lands of Art & Donna Glynn, Town of Wappinger. Dutchess County, New York, Lot #16 - Riverdale Subdivision", prepared by Anthony T. Rowan, P.E. , L.L.S, and dated March 18th, 1985, and revised 12/15/85 subject to the following conditions: Within six months of this tentative approval, the applicant is authorized to submit an application for approval of a subdivision plat in accordance with Article II, § 22, Article III, § 30, and Article IV of the Subdivision Regulations. In addition, the application must meet the requirements of the Town of Wappinger Zoning Ordinance. In addition, the following improvements, reservations, changes and requirements are pre-requisite to the approval of the plat. 1. Approval of the Dutchess County Department of Health shall be obtained on water sup?--* and sewage disposal prior to final approval. 2. Curb cuts shall be obtained from the Town of Wappinger Highway Superintendent price to the issuance of building permits. 3. The following improvements shall be required: A. All storm water shall be conveyed by pipe to natural drainage courses. B. No open stream will be allowed unless permission in writing is obtained from the Town of Wappinger Highway Superintendent. 4. Lowest opening of all houses (windows, doors, garage doors, crawl space, etc.) sha7- be at least two feet above the finished road grade unless waived by the Town of Wappi7aze—_ Highway Superintendent and/or the Engineer to the Town. 5. All footing drains and roof leaders shall be piped into the storm drainage system if specified by the Town of Wappinger Building Inspector. 6,. For each lot an application shall be made for a grading permit which shall meet the Soil Erosion & Sediment Control Ordinance requirements, including submission of a plain showing design and materials and at least a month by month schedule. Five copies of the filed map shall be required for Planning Board distribution. Said copies shall be required from the County Clerk's Office. 8. All lot lines and dimensions shall conform with the zone that the Subdivision is in. WHEREAS, an application for final approval of a subdivision plat entitled, "Lot Line Re-Alignment., Lands of Art & Donna Glynn, Town of Wappinger, Dutchess County, New York, Lot 416, Riverdale Subdivision", was received by the Town of Wappinger Planning Board on December 30th, 1985. WHEREAS, the requirements of the Subdivision Regulations of the Town of Wappinger have been met by said subdivision plat and application except as noted below, and WHEREAS, the conditions of preliminary approval of said subdivision plat, granted by the Town of Wappinger Planning Board on December 30th, 1985 have been met, except as noted below. NOW, THEREFORE, BE IT RESOLVED THAT the application of Arthur Glynn-for- approval of a subdivision plat, prepared by Anthony T. Rowan, P.E. , L.L.S, and dated March 18th, 1985 and revised 12/15/85 be approved subject to the following conditions, and that the Chairman be authorized to endorse approval of said conditions by the applicant, with conditional approval shall expire six months from the date of this resolution if the applicant has not complied with the conditions set forth. Upon completion of all requirements set forth in the action approving the Subdivisio= plat, the plat shall be properly signed by the appropriate officers of the Planning Board, and shall be filed by the applicant in the Office of the County Clerk in accordance with the requirements of Section 278 of the Town Law. Any Subdivision Plat not so filed within sixty days of the date of Planning Board signature shall become null and void. Conditions of final approval are the same as those stated in the resolution of preliminary approval. The motion was seconded by Mr. Hawksley. Vote: Mr. Fanuele - aye Mr. Keller - aye Mr. Parsons - aye Mr. Mills - aye Mr. Hawksley - aye The motion was carried.
