Pik*, Soo retary 'Town of Wappingoar Planning a0ar4 sp Encl. ewn i Sa e & Kuri 0r " Clerk REVIEW OF OAK RIDGE Esawms sum3rvismi Several items on this plan are subject to criticism as follows 1. Can a full 501 R.O.W. width be provided for the entrance road? The scaled dimension at the take of: point at the circle indicates a width of 40' measured perpendicular to northeast edge. 2. Location of lower road creates four (4f lots with double frontage, which is not desirable. 3. The lower road is far—in excess of the general criteria proposed for permanently dead end atreets, and—hile the street is shown abutting the next property, the ground slope is such that it does not seem to be a good location for continued access into the adjoining lands. 4. The lower street adjoins the apartment development at a right angle to the main entrance road, which the Board IndUated ghould be available for dedication, should the need ariwe. Logically, a street into this new area should be an entension of the aforementioned entrance road and not a stub branahin,, cff frc)nl ft, My recommendation is to refer the plan bick to the developer Zor restudy and redesig= In view f the fact that the developer owns additional land on the west, I feel a better layout, 4#mwf Is,, 19" + jow W', Sm"S " fit ftr*roW low meows faflu Nw ow mrw umps.
