Route 376 Wappinger Falls, NY 12590 ATTN: Joseph Monaco, RE: Pine Clove Hollow Subdivision - 2 Lots - Lossee Road Dear Mr. Monaco: At the September 8th, 1986 meeting of the Town of Wappinger Planning Board, a motion was made by Mr. Keller, seconded by Mr. May to grant preliminary and final approval and to waive the final public hearing. The resolutions of approval are as follows: Within six months of this tentative approval, the applicant is authorized to submit an application for approval of a subdivision plat in accordance with Article II, § 22, Article III, § 30, and Article IV of the Subdivision Regulations. In addition, the application must meet the requirements of the Town of Wappinger Zoning Ordinance. In addition, the following improvements, reservations, changes and requirements are pre -requisite to the approval of the plat. 1. Approval of the Dutchess County Department of Health shall be obtained on water supply and sewage disposal prior to final approval. 2. Curb cuts shall be obtained from the Town of Wappinger Highway Superintendent prior to the issuance of building permits. 3. Drainage flow patterns shall be indicated on the individual plot plans. For any surface waters that enter upon properties of other persons, the applicant shall obtain letters from the same permitting such discharge. 4. The following improvements shall be required: A. All storm water shall be conveyed by pipe to natural drainage courses. B. No open stream will be allowed unless permission in writing is obtained from the Town of Wappinger Highway Superintendent. 5. Downstream drainage fee of $200.00 per lot on the final plat shall be paid prior to the signing of the plat. 6. Lowest opening of all houses (windows, doors, garage doors, crawl space, etc.) shall be at least two feet above the finished road grade unless waived by the Town of Wappinger Highway Superintendent and/or the Engineer to the Town. All footing drains and roof leaders shall be piped into the storm drainage system if specified by the Town of Wappinger Building Inspector. 8. For each lot an application shall be made for a grading permit which shall meet the Soil Erosion & Sediment Control Ordinance requirements, including submission of a plan showing design and materials and at least a month by month schedule. 9. Five copies of the filed map shall be required for Planning Board distribution. Said copies shall be required from the County Clerk's Office. 10. All lot lines and dimensions shall conform with the zone that the Subdivision is in. WHEREAS, an application for .final approval of a subdivision plat entitled, "Subdivision Map of the Lands of Pine Clove Hollow Building, situated in the Town of Wappinger, County of Du.tchess, New York", was received by the Town of Wappinger Planning Board on September 8th, 1986, and WHEREAS, a final public hearing is waived by the Town of Wappinger Planning Board, and WHEREAS, the requirements of the Subdivision Regulations of the Town of Wappinger have been met by said subdivision plat and application except as noted above, and WHEREAS, the conditions of preliminary approval of said subdivision plat, granted by the Town of Wappinger Planning Board on September 8th, 1986 have been met, except as noted above. NOW, THEREFORE, BE IT RESOLVED THAT the application of Pine Clove Hollow Builders, Inc., for approval of said subdivision plat entitled, "Subdivision Map of the Lands of Pine Clove Hollow Building, Situated in the Town of Wappinger, County of Dutchess, New York", and dated July 7th, 1986 and revised 8/6/86, prepared by Raymond Kihlmire, L.L.S., be approved subject to the following conditions, and that the Chairman be authorized to endorse approval of said subdivision plat upon compliance with said conditions by the applicant, with conditional approval shall expire six months from the date of this resolution if the applicant.has not complied with the conditions set forth. Upon completion of all requirements set forth in the action approving the Subdivision plat, the plat shall be properly signed by the appropriate officers of the Planning Board, and shall be filed by the applicant in the Office of the County Clerk in accordance with the requirements of Section 278 of the Town Law. Any Subdivision Plat not so filed within sixty days of the date of Planning Board signature shall become null and void. PLANNING BOARD TOWN OF WARRINGER TOWN HALL WAPPINIGERS FALLS.
