The only deviation is. the diversion of some 1851 of :1.5 A.C. pipe which was to be discharged to the creek but is now discharged to Section 3 of Thornacres . We have no objection to - this . Barger, P.E . & L.S. , and dated 4/29/74, subject to the following requirements: Within six months of this tentative approval, the applicant is authorized to submit an application for approval of a subdivision plat in accordance with Article II, Section 22; Article III, Section 30; and Article IV of the Subdivision Regulations . In addition, the application must meet the requirements of the Town of Wappinger Zoning ordinance. Recreation land as indicated shall be dedicated to the Town and the deed to this parcel shall be accepted by the Town Board prior to the signing of the plat. Concrete E monuments shall be installed at the angle points on the boundary lines of the recreation area. The grades in the recreation area shall be left as they presently exist. 6 . Prior to final approval, the Planning Board and the Recreation Commission shall review and determine the location of the proposed dry hydrant and the location of access to the recreation area. 7. Private drainage easement along the rear lot. lines of lots 16 thru 21 shall be shown. Y 8 . Storm drains shall be provided for lots 14, 17, .18, 190, 209, 29, 30, and 31. 9. Drainage flow patterns for each lot shall be indicated. 10. Dry hydrant shall be required. 11 . Lot 31 shall gain access from Thornacres Avenue and the location of this access shall be a minimum of 100 feet from the edge of Chelsea Road, per the recommendation of the Dutchess County Department of Public Works. 12. Separate driveway construction permits for lots 29 and 30 must be obtained from the Dutchess County Department of Public Works prior to obtaining building permits . 13 . The Planning Board waives the requirements of street lights and sidewalks due to the rural character of the area. 14. At least two street trees, of the Sugar Maple variety, shall be placed on each lot. These trees shall measure 'at s least. two inches in diameter at the point one foot above the ground planting level. Y. 12590 Re: Y6ur Letter of March 22, 1974 regarding the, Thornacres Section 2 Subdivision, Madelin Mulvihill Subdivision, Prospero & Pauline Pellettiere Subdivision and John Vorndran Section A and Section B Subdivision Dear Mr. Steinhaus: ibis letter is to reiterate the substance of our meeting of April 8, 1974 with Mr. Rappleyea and Councliman Jensen in regard to water supply, disposal of sanitary wastes and traffic study. it is my understanding that any review of water supply or disposal of sanitary wastes is now and always has been the purview of the Dutchess County Health Departmant and that I will not even look at those It unless directed, in writing, to do so. Secondly, it is also any understanding that if the Planning Board does not deem a traffic study necessary they can designate that part of my review is not applicable. if my above statements are incorrect, I would appreciate being informed of same immediately in writing. At various periods after December 19, 1973 the Planning Board office was informed that the above captioned subdivision could not be reviewed until the area which drains into Fishkill was examined and reviewed by the Tawn of Fishkill Planning Board. I have enclosed copies of various correspondence from the Fishkill Planning and to refresh your memories on the problems we had with the Auklo Subdivision. if the review is not obtained in time, I recommend that the project be rejected until such time as information is obtained.
