A-) PLANNING BOARD TOWN OF WAPPINGER TOWN HALL WAPPINGERS FALLS, NEW YORK 12590 TEL. 297-6257 November 21st, 1984 Howard & Angela Walsh 6 Rosewood Court Wappinger Falls, NY 12590 RE : 2 Lot Subdivision - Rosewood Court & Roberts Road Dear Mr . & Mrs. Walsh, At the November 20th, 1984 meeting of the Town of Wappinger Planning Board, a motion was made by Mr . Mills to grant preliminary and final approval and to waive the final public hearing. The resolution OIL approval are as follows : TENTATIVE APPROVAL IS HEREBY GRANTED to Howard & Angela Walsh, for subdivision as shown on map entitled "Walsh Subdivision, Lands of Howard J. & Angela Walsh, Located at 6 Rosewood Court, Town olf-- Wappinger, Dutchess County, New York", prepared by Eric W. Gardell, P.E . ,L.S . , and dated August 21st, 1984, subject to the following conditions : within six months of this tentative approval, the applicant is authorized to submit an application for approval of a subdivision plat in accordance with Article II, Section 22, Article III, Section 30, and Article IV of the Subdivision Regulations . In addition, the application must meet the requirements of the Town of Wappinger Zoning ordinance. In addition, the following improvements, reser- vations, changes, and requirements are pre-requisite to the approval of the plat. 1 . Approval of the Dutchess County Department of Health shall be obtained on water supply and sewage disposal prior to final approval . 2 . Curb cuts shall be obtained from the Town of Wappinger Highway Superintendent prior to the issuance of building permits . 3 . Drainage flow patterns shall be indicated on the individual plot plans. For any surface waters that enter upon properties of other persons, the applicant shall obtain. letters from the same permitting such discharge. 4 . The following improvements shall be required: A. Inspection fees for sewer lines, water lines and storm drainage lines shall be paid prior to the signing of the plat. 5 6 . Lowest opening of all houses (windows, doors, garage doors, crawl space, etc. ) shall be at least two feet above the finished road grade unless waived by the Town of Wappinger Highway Superin- tendent and/or the Engineer to the Town. 7. All footing drains and roof leaders shall be piped into the storm: drainage system if specified by the Town of Wappinger Building Inspector. 8.. For each lot an application shall be made for a grading 1 permit which shall meet the Soil Erosion and Sediment Control ordinance requirements, including submission of a plan showing design and materials and at least a month by month schedule. 9. Five copies of the filed map shall be required for Planning Board distribution. Said copies shall be required from the County Clerk ' s office . WHEREAS, an application for final approval of a subdivision plat entitled "Walsh Subdivision, Lands of Howard J. & Angela Walsh, E Located at 6 Rosewood Court, Town of Wappinger, Dutchess County, New York", was received by the Town of Wappinger Planning Board on November 20th, 1984, and WHEREAS, a final public hearing is waived by the Town of Wappinger Planning Board, and WHEREAS, the requirements of the Subdivision Regulations of the Town of Wappinger have been met by said subdivision plat and application except as noted below, and WHEREAS, the conditions of preliminary approvalof said subdivi- sion plat, granted by the Town of Wappinger Planning Board on November 20th, 1984, have been met, except as noted below. NOW, THEREFORE, BE IT RESOLVED THAT the application of Howard J. & Angela Walsh for approval of said subdivision plat, prepared by Eric W. NEW YORK 12590 :d TEL. 297-6257 a 9 Page -3- November 21st, 1984 orized to endorse approval on said subdivision plat upon compliance with said conditions by the applicant, with conditional approval shall expire six months from the date of this resolution if the app- licant has not complied with the conditions set forth. F Upon completion of all requirements set forth in the action approving the Subdivision Plat, the plat shall be properly signed by the appropriate officers of the Planning Board, and shall be filed by the applicant in the Office of the County Clerk in accor- dance with the requirements of Section 278 of the Town Law. Any Subdivision Plat not so filed within sixty days of the date of Planning Board signature shall become null and void. Conditions of the final approval are the same as those stated in the resolution of preliminary approval. The vote was seconded by Mr. Lawrence.
